Join Our Team as an Assistant Property Manager/Leasing Consultant!
Are you an experienced property management professional with a passion for delivering outstanding service? We are looking for a dedicated individual to join our esteemed team as an Assistant Property Manager/Leasing Consultant. In this role, you will play a vital part in enhancing the resident experience and ensuring the success of our properties.
Key Responsibilities:
Marketing:
- Develop and implement strategic marketing plans to achieve occupancy targets.
- Manage social media advertising campaigns.
- Effectively advertise and fill property vacancies.
- Obtain referrals from existing tenants.
- Process applications and follow up with prospective tenants.
- Showcase properties to potential tenants.
- Qualify applicants and manage placements.
- Maintain updated availability reports.
- Ensure properties are occupied to optimum capacity.
- Stay informed about market conditions.
Administrative:
- Prepare, and enforce lease agreements.
- Complete all necessary paperwork for new tenants.
- Collect online payments and security deposits.
- Ensure properties are ready for new occupants.
- Ensure timely collection of rent payments.
- Minimize rental arrears.
- Maintain statutory records and ensure compliance.
- Familiarize yourself with local regulations and ordinances.
- Enforce rental agreement terms.
- Maintain tenant delinquency records and balances.
- Coordinate default proceedings when necessary.
Tenant/Resident Relations:
- Orient new tenants to the property.
- Investigate and resolve resident complaints and concerns promptly.
- Enforce occupancy policies and procedures.
- Maintain regular communication with prospects and tenants.
- Commit to providing exceptional service to tenants and property owners.
Maintenance:
- Oversee daily property operations, ensuring maintenance requests are addressed promptly.
- Collaborate with maintenance teams to schedule and supervise property repairs and unit turns.
- Monitor and manage maintenance and repairs in a cost-effective manner.
- Ensure the security of premises and maintain security devices.
- Organize inspections and prepare inspection reports.
- Implement preventative maintenance programs.
Move-Out Inspections and Dispositions:
- Conduct move-out inspections.
- Apply charges for damages and other applicable fees.
- Complete and process disposition summaries.
Staff Management:
- Supervise and manage staff and resources to ensure properties are well-maintained and owner goals are achieved.
