The Director of Real Estate is a strategic leadership role responsible for directing all real estate activities, including sourcing, vetting, acquiring, and managing properties for warehouse and yard operations across the United States. This role also includes oversight of a project management team focused on supporting business development initiatives, including build-to-suit projects and other strategic initiatives. The Director will develop and execute real estate strategies aligned with overall business objectives, ensuring optimal utilization of resources and contributing to the company's growth.
- Real Estate Strategy & Execution : Develop and implement a national real estate strategy that aligns with the company's growth plans and operational needs. This includes market analysis, site selection, lease negotiations, and property management.
- Market Analysis & Networking : Continuously monitor market trends for commercial real estate in various markets across the United States. Establish and maintain a robust network of real estate brokers, industry contacts, and developers to stay informed of market opportunities and trends.
- Property Acquisition & Negotiation : Lead the process of sourcing, vetting, touring, and securing properties for warehouse and yard operations. This includes negotiating lease terms and pricing with landlords and brokers, ensuring favorable terms for the company.
- Due Diligence & Approvals : Oversee the due diligence process for potential acquisitions, including financial analysis, legal review, and environmental assessments. Manage the internal approval process, including preparing and presenting investment committee (IVC) documents to corporate leadership. Track and follow up on the status of IVC submissions.
- Lease Management : Create and maintain a comprehensive database of all company leases for yards and buildings, ensuring accurate record-keeping and timely lease renewals.
- Tenant Improvements & Build-to-Suit Projects : Determine the scope of tenant improvement (TI) work required for leased properties and manage the TI process. Provide strategic direction and oversight to the project management team on build-to-suit options, collaborating with developers, architects, and contractors.
- Project Management Oversight : Lead and mentor a team of project managers, assigning projects related to real estate and business development initiatives, setting priorities, monitoring progress, and ensuring projects are delivered on time and within budget. Establish key performance indicators (KPIs) for the team and report regularly on team performance and
project status. This includes projects related to site selection, due diligence, TI, build-to-suit, and other related areas.
